Buy and hold real estate investing is the primary avenue of the wealthiest members of the SWFLREIA.
John Jacob Astor, the famous real property capitalist, and America’s first multi-millionaire, while he was on his deathbed if he would do things differently if he could start over.
Astor responded, “Yes. I would have bought every inch of Manhattan.
Buy and hold real estate investing is how wealth is generated in the main.
While we all hear the stories of how some random event enabled a person to become wealthy. This is not the norm. We tend to have a survivorship bias that clouds our minds in cases like this. For every guy who hit it big randomly, many did not. The road to wealth is a long road. It also can be done long term with nearly the issues of say flipping real estate.
The one tip to Buy and hold real estate investing that I will share is that many buy and hold real estate investors tend to forget that they will own this asset long term and that someday you may want to sell it. Patch job repairs make the most sense for today. They do not make the most sense long term. I also see many Buy and hold real estate investors that make decisions for repairs and upgrades that the view of the tenant is factored into. Focus solely on the asset and the asset will reward you while you own it and if you sell it.

If you have always wanted to find a way start investing in real estate but don’t know when and how you should start then now is the time. This is because there are a lot of pieces of real estate out there that are simply sitting there – ripe for the picking. You have to get it while you can. Sure, there will always be real estate for sale, but with so many tax sale properties and foreclosures out there, you cannot afford to sit around and think about investing. You have to act now.
Best way to start investing in real estate: Start small
The best way to do it is to start small, especially if you will be purchasing from foreclosure sales or if you will be purchasing tax sale properties. You will want to purchase a small parcel of land – just to see how the whole process works. This way, you are getting your feet wet without having to spend a lot of money. Once you start and get the hang of it, you will move up to the bigger and better real estate.
Best way to start investing in real estate: Find the right deals.
Forget about needing hundreds of thousands of dollars to invest in real estate. If you can find the right deals and at the right time, you will discover that it is almost like you are paid to take away someone’s real estate. How great is that? Once the real estate is yours, you can do whatever you please with it. You can clean it up, make a couple of repairs and flip it for a quick price. Then again, you might want to put some tenants in it and simply hold on to your investment. This way, when you are ready, when the time is perfect, you can cash in on all of your investments.
Best way to start investing in real estate: Plan for how to hold the titles.
One thing that you will want to look into is forming a few LLCs if you are looking to invest in a lot of property. This way, you can divide up your property between the investments. The main reason you will want to do this is to protect your assets. The more investments you have, the more you are at risk. If someone sues you because of something with one property, they will not be able to take you for all of your other properties should you have them under separate LLCs. LLC stands for limited liability corporation. This is something that is worth the little bit of money that you will have to pay, and it is total protection for you and your family.
Best way to start investing in real estate: Build a power team.
Now, you want to make sure that you consult with a real estate attorney and a tax accountant to make sure that you are always doing everything by the book – at least at first. Once you are highly experienced, you might be able to handle all of it on your own.

Housing Bubble 2018? Are we headed for another housing collapse?
First thing: I am not sounding the alarm. The housing market has been growing since 2009. It does not take a mathematician from MIT to realize it will correct at some point. Sane and rational business people will also plan for the downside as well as the upside. Your success is not determined by the market. Your actions in relation to the market determine your success.
The human mind is a very interesting thing. We have to frame experiences so we can compartmentalize and understand them. For the most part, we tend to react to the current situation with a narrative based on framed past experiences and not the data at hand. Think of a Thanksgiving Turkey. every day the farmer fed them, then on that special day just before Thanksgiving the farmer comes with a different purpose. The turkey associated the farmer with getting fed. Since the Turkey did not have a calendar of the experience of a full year, the last visit from the farmer was a surprise!
Housing Bubble 2018? The cause of the last cycle was a debt-fueled mania.
Over-leveraging tends to create the most downward price pressure. Leverage drives the price of the asset up and then drives it down in the deleveraging phase.
What do debt levels look like currently?
Housing Bubble 2018? Commercial Loan Debt
As you can see, Commercial Loan Debt has surpassed the levels of the last Cycle
Housing Bubble 2018? Motor Vehicle Loans
Again, this debt level has surpassed the last cycle.
Housing Bubble 2018? Multifamily Debt Levels
Again, this debt level has surpassed the last cycle.
Housing Bubble 2018? Student Loan Debt
Again, this debt level has surpassed the last cycle.
Housing Bubble 2018? Total Consumer Debt
Again, this debt level has surpassed the last cycle.
Housing Bubble 2018? Mortgage Debt 1 to 4 family residences.
Based upon the current debt levels what segments appear to be ready to correct?
1 to 4 family debt is one of the few debt levels that still has not pierced the last cycle. When I read the tea leaves of this cycle, I see more 1987 than 2005. Time will tell.
